The post-auction services of the BLS are submitting the auction object, giving instructions to reverse the name, and giving advice to the buyer to immediately evacuate when the auction object is still inhabited. The use of BLS services in the auction of object mortgages execution is more time efficient, auctioning at optimal prices. Keywords: auction room; mortgage rights Abstrak Balai Lelang Swasta (BLS) tidak berwenang melakukan lelang eksekusi obyek hak tanggungan, namun banyak kreditur yang menggunakan jasa BLS dibandingkan langsung melalui KPKNL, karena besarnya imbalan jasa pralelang dan/atau pasca lelang yang dilakukan oleh BLS sesuai dengan kesepakatan. Penelitian ini bertujuan untuk mengetahui proses pelaksanaan lelang eksekusi obyek hak tanggungan dengan perantaraan Balai Lelang Swasta dan efektivitas pelaksanaan lelang eksekusi obyek hak tanggungan dengan perantaraan Balai Lelang Swasta. Metode pendekatan yang digunakan adalah yuridis normatif. Jasa pralelang yang dilakukan BLS adalah memeriksa dokumen lelang, mengajukan permohonan kepada KPKNL, menyerahkan surat pemberitahuan proses pralelang, pemberitahuan pralelang, survey obyek lelang, memfoto obyek lelang, memberitahukan tanggal lelang kepada kreditur, mengurus pengumuman lelang, mengurus SKPT, dan melakukan pemasaran obyek lelang. Jasa pasca lelang BLS yaitu menyerahkan obyek lelang, memberi petunjuk untuk melakukan balik nama, dan memberikan saran kepada pembeli untuk segera melakukan pengosongan ketika obyek lelang masih berpenghuni. Penggunaan jasa BLS pada lelang eksekusi obyek hak tanggungan lebih efisien waktu, lelang laku dengan harga yang optimal. Abstrak
Balai Lelang Swasta (BLS) tidak berwenang melakukan lelang eksekusi obyek hak tanggungan, namun banyak kreditur yang menggunakan jasa BLS dibandingkan langsung melalui KPKNL, karena besarnya imbalan jasa pralelang dan/atau pasca lelang yang dilakukan oleh BLS sesuai dengan kesepakatan. Penelitian ini bertujuan untuk mengetahui proses pelaksanaan lelang eksekusi obyek hak tanggungan dengan perantaraan Balai Lelang Swasta dan efektivitas pelaksanaan lelang eksekusi obyek hak tanggungan dengan perantaraan Balai Lelang Swasta. Metode pendekatan yang digunakan adalah yuridis normatif. Jasa pralelang yang dilakukan BLS adalah memeriksa dokumen lelang, mengajukan permohonan kepada KPKNL, menyerahkan surat pemberitahuan proses pralelang, pemberitahuan pralelang, survey obyek lelang, memfoto obyek lelang, memberitahukan tanggal lelang kepada kreditur, mengurus pengumuman lelang, mengurus SKPT, dan melakukan pemasaran obyek lelang. Jasa pasca lelang BLS yaitu menyerahkan obyek lelang, memberi petunjuk untuk melakukan balik nama, dan memberikan saran kepada pembeli untuk segera melakukan pengosongan ketika obyek lelang masih berpenghuni. Penggunaan jasa BLS pada lelang eksekusi obyek hak tanggungan lebih efisien waktu, lelang laku dengan harga yang optimal.
